There’s more to preparing your home to sell than a bit of cleaning and decluttering. In the competitive housing market, you need to find the edge that will attract potential homebuyers to your house. Asif Khan, sales representative with Remax All-Stars Realty Inc. says there are three pillars to selling a home – price, condition, and accessibility.

“You have to make sure you’re priced to market conditions. You have to make sure the home is accessible to people when they want to see it and you have to make sure the condition is desirable to other people wanting to buy your home,” elaborates Khan.

When it comes to the condition and appearance of your home, Khan recommends taking a step back and looking at your house from the perspective of a potential buyer. Personal touches, furniture, and decorating styles don’t sell a house. When someone is considering buying a home, they envision the house filled with their own things to see if it could feel like home to them.

“We have a professional staging company that comes in,” says Khan.

Asif Khan and his Remax Dream Team offer clients a professional staging service that can come into a home to declutter, but the stagers do much more than that. It’s all about preparing your house to sell, whether it’s repositioning furniture, creating a smoother flow of traffic through the house or identifying hot spots in your home that will catch people’s attention. The home stagers will then work on those hot spots to help draw people into your home.

Once you’re house is staged and ready for potential buyers to walk through on a moment’s notice, keeping it neat and tidy becomes the new challenge – especially if you have children. Khan has created a listing agreement specifically for children. A client’s child is asked to sign the agreement that asks them to keep their room clean and pick up after themselves. If they fulfill their end of the agreement once the house sells, Khan presents the child with tickets or a gift card as a reward. It keeps them involved and makes them feel like they’re part of the process, says Khan.

The third pillar, accessibility can be somewhat of an inconvenience to home sellers, but making it accessible makes it easy to sell a house. Potential homebuyers may request to see the house at any time, so accommodating them may sell your house that day.
